The Chicken or the Egg? (Buyers? Sellers? Oy!)

Which came 1st, the chicken or the egg? (ok, we’re discussing buyers and sellers, but who’s counting?) As a beginning or experienced real estate investor, you live or die by your lists… your sellers list, your buyers list. A year ago, with the market selling anything you tossed at in sometimes in hours, sellers were in short supply, but now?Many investors are going “Buyers First” in their businesses, lining up their buyers, and finding houses to put them in!

How does an investor sell the “ugly house” she has under contract, or sell the house she just rehabbed at a retail price when due to the foreclosure situation houses can be had for such low prices? The answer… be different! Give a bigger discount than the next guy, offer a lower percentage rate for the 1st year, have a new big-screen TV hanging on the wall that “happens to stay”, or offer to make their mortgage payments for 6 months!

Contrary to traditional wisdom, this is an excellent time to be investing. Personally, I LOVE “retail flips”… deals where I get a house under contract (similar to an option) at a nice price, then find my buyer at a higher price… leaving me, of course, with the “spread”, or difference. These are my favorite types of deals, and they’re made much easier by having more people left “from the last one” to sell the next ones to!

The key to having a long list of buyers waiting for your call, is to automate the system. A successful real estate investor should have websites that automate the process, and should be able to communicate with her entire list with the push of a button, after writing a simple e-mail. Todays technology makes this not even easy, but cheap and fun!

The idea is to use your marketing to drive people to a website, that required them to give you their name and e-mail address to view the properties. They fill out the form, and can see the homes… and are automatically added to your list. Now, whenever you have a new home for sale, you simply write one e-mail announcement, and POOF, they all get it.
